Property Description
Calling all contractors
3 Story home, situated on nice size lot awaiting to be completely rehabbed!
The following is information about home from the seller...
Family Room built, in 1976, by an artisan carpenter
Each wall has paneling going in different direction vertical, horizontal, angle left and right
As you leave kitchen to enter family room the kitchen becomes very narrow this was deliberate to give
sensation of entering very large open area.
Outside the screened in porch in about 2005, after a very rainy period large hole appeared which
turned out to be remains of an old well. This was filled with cement
Little Room
This working fireplace shares a bivalve chimney with the room above (bathroom)
Living Room
IN 1976 the Springfield Historical Society had a historical tour of older homes in town, the colonial
expert that visited stated that the wood front over the fireplace was one of the finest example of early
American work he had ever seen and was museum quality.
This fireplace is not working.
The roof placed in 2019,
The large window next to fireplace is called the coffin window because the doorways were too narrow
to accommodate the casket
The floor is covered by wall to wall carpet, underneath is wide plank wood panels.
Dining Room
Floor is covered with oak tiles over random board flooring
The bedroom above is carpeting over same type of flooring, also third floors
Basement
The support system in place was put there to provide support as a waterproofing system was being
installed and workers were working so close to weight bearing walls. Obviously the walls were fine. The
furnace was replaced about 7 yrs ago due to wear and tear
Roof
The roofs (both main and secondary) were replaced due to oak tree ond front lawn falling on front of
house, then roof finally landing on neighbor roof about five yrs ago. I was in front bedroom about 3 ft
from window when tree fell, the room or even bed that I was sitting on never moved or shook
Also the chimney to the furnace was replaced due to damage.
This house (front two rooms) was built about early 1700s. The middle section ( kitchen, little room and
room above ) was added about 1750. The family room, 1976.
This home is awaiting improvements from it's next owner...
Lots of history on this one, photos of original. home can be found in the Historical room at the Springfield Library.
